“The Balcony Law”

This statewide California law requires an inspection of “elevated exterior elements” for buildings with 3+ multifamily units.

  • Who: Multifamily (3+ units) with balconies, decks, stairs, catwalks.
  • When: First cycle due by January 1, 2026, then every 6 years.
  • Scope: Representative sample of EEEs; report filed per local requirements.

What am I required to do?

  • If emergency repairs are required: Submit report to the authority within 15 days and begin work immediately.
  • If non-emergency repairs are noted: Obtain permit approval within 120 days of report receipt and submit a final report within 120 days of permit approval.
