WHAT IS THE TYPICAL TIMELINE OF SB-721 REPAIRS?

Average time: about 9 months (≈ 285 days).

  • After your inspection, you’ll receive the stamped report in about 30 days.
  • If building permits are required, they take about 120 days from the report date.
  • Repairs are typically completed ~120 days after the building permit is approved.

However, if engineering drawings are required, expect approx. 120 days for plans and another 120 days for city permits.

WHAT IS THE AVERAGE COST OF SB-721 REPAIRS?
  • Repair costs vary depending on the scope: some jobs can be as low as $2,000 for a single unit, while larger multi-unit projects may reach significantly higher. Materials and labor vary—get a quote tailored to your building.

Waiting increases cost. Labor and materials rise as the deadline approaches.

Tip: Acting now can save you significant money.

WHAT FALLS UNDER SB-721 REGULATIONS?

Any exterior elevated elements made of wood-framed or steel-framed construction, including:

  • Cantilevered decks & guard rails
  • Balconies & guard rails
  • Exterior walkways
  • Entrance & exit balconies
  • Exterior stairs, landings, and guard rails
WHY SHOULD I GET MY PROPERTY CHECKED BEFORE THE DEADLINE?
  • Repair costs are rising quickly due to high demand.
  • Owners/Landlords are responsible for all repair costs.
  • Delays can lead to daily fines and higher insurance premiums.

If you sell after the deadline without making repairs, buyers may negotiate a lower sale price to cover the expected expense. While no law mandates sellers cover it, the cost often comes out during negotiations.
