285 Days or 9 Months

  • After your official inspection, it takes about 45-Days to receive the Inspector's stamped report.

  • If required, the permit is ordered which takes 120-Days from the report.

  • Repairs will be completed 120-Days after the permit is obtained.

The longer you wait until the deadline, the higher labor and material costs rise as demand increases!

  • As of August 2023, the estimated repair cost of the average job was $60,000.
  • The estimated repair cost at January 1, 2025 is to increase by 50% totaling $120,000. This is why we recommend that you act now!

All exterior elevated elements made of wood-framed & steel-framed construction listed are subject to the Balcony Inspection & Repair Ordinance per Senate Bills SB-326 & SB-721:

  • Cantilevered Deck & Guard Rails
  • Balcony & Guard Rails
  • Exterior Walkways
  • Entrance & Exit Balconies
  • Exterior Exit Stairs & Landings
  • Exterior Stairs & Guard Rails

The real world impacts of SB-721 can drastically impact you as an investment owner. Not only the price of repair costs are increasing as the deadline approaches, but Landlords are responsible for all the costs.

Not fixing your property will result in daily fines, higher Insurance premiums, and if you choose to sell your property without the repairs following the deadline, you will bare the entire expense as the Seller.
